Moving Water Away From the Foundation

Start at the roofline: gutters hand a whole roof's rain to a few downspouts, and one that empties at a corner soaks the ground beside the basement wall. Clean gutters, long extensions and soil graded away from the house are the cheapest fixes. After a winter like 2025–26, with nearly 114 inches of snow at the airport (WHEC), keep shoveled piles off the foundation so the melt doesn't drain down beside it.

Greece, NY has more than 18,000 catch basins, and the town's Public Works chief said in April 2026 that clogged ones can even flood basements (Spectrum News 1). Keep the grate by your curb clear of leaves and ice.

Clay-heavy ground can hold water against a wall, and long spring rains can raise groundwater. Along the Irondequoit Creek valley, USGS mapped sand, silt and clay laid down in glacial lakes, plus moraines and drumlins (USGS, 1989), a finding for that valley only.

If seepage keeps showing up where the wall meets the floor, the common next step is interior drain tile: perforated pipe in gravel inside the footing line, sloped to a sump that pumps out. A French drain does similar work out in the yard. Exterior footing drains on older houses can silt up, and replacing them means digging.

What This Covers

  • Gutters that spill over in a downpour. Water sheets off the eaves onto the wall's base.
  • A corner that turns wet every spring. Snow banked against the house melts beside the foundation.
  • Window wells that fill with water. Each well needs a drain at the bottom, or rain stands against the glass.
  • A yard that tips toward the house. Settling or an old garden bed can tilt the ground so runoff heads for the walls.

Costs to Expect

Typical basement waterproofing projectabout $3,000 to $10,000 (average about $5,000)Fixr national (2026)

Sump pump installation$600 to $2,500Fixr national (2026)
Epoxy crack injection, per crack$250 to $1,000Fixr national (2026)
Waterproof paint or sealant, per sq ft$1 to $8Fixr national (2026)

Every figure here is national; no New York cost source was used. Drain tile is billed per foot, so treating one wet wall runs well below a whole-basement loop. Gutter, grading and window-well work is priced job by job, and check valves or lateral repairs are plumbing, priced by a licensed master plumber. The cost guide and cost calculator go further.

What Happens on Job Day

  1. Outside first. The contractor typically walks the gutters, downspouts, grading and window wells before anyone saws concrete.
  2. Measuring. Where water shows up decides how many linear feet of drain tile make sense.
  3. The trench. A strip of floor near the wall is cut out, and gravel and perforated pipe go in, sloped toward the sump.
  4. New concrete. Concrete closes the trench; a wall membrane may steer seepage into it.
  5. The outlet. The sump line ends outdoors, on ground that falls away from the house.

Ask early whether drain tile needs a permit: in the City, ask the Bureau of Zoning & Permitting (585-428-6526); in a town, its building department. The contractor files it, not you.

A Simpler Way to Compare

You hear from just one independent local contractor. The request is free and earns you nothing. This site only refers and advertises: it is no contractor, holds no trade license and does no drainage work, though a contractor may pay it a flat advertising fee (free for now).

Get every job over $500 in a written contract that both of you sign, listing the linear feet of drain, where each outlet ends, the materials and price, approximate start and completion dates, and the lien and cancellation notices. Disputes with a contractor can go to the NY Attorney General's Rochester office, (585) 546-3240.

What People Ask First

Can downspouts or drain tile go into the sewer?

Keep them out of the sanitary sewer. Monroe County's Sewer Use Law treats foundation drains and sumps as inflow, and the County asks homeowners to keep downspouts and sumps off sanitary lines. Downspouts should spill onto the lawn, and drain tile into a sump that pumps outside. Removing an old connection is plumbing for a licensed master plumber with a permit.

Water came up my floor drain. Is that a drainage problem?

More often it's a sewer backup. Inside the City of Rochester, storm and sanitary sewers share one pipe, and since 1993 about 30 miles of Pure Waters tunnels holding 175 million gallons have stored storm overflow. City of Rochester and Chili, NY homes report backups to Monroe County Pure Waters, 585-753-7600, option 1, which sends out a crew. Other towns call their own public works or sewer office.

What about check valves and the lateral?

For City homes, the County recommends closing off routes for sewage: floor drains capped by a plumber, plus check valves, gate valves, standpipes or floor-drain plugs from a licensed plumber. Plumbing inside the house is the owner's; if a plumber believes the trouble is in the main, or in the lateral past the lot-line clean-out toward the street, Pure Waters can be called. Valve or lateral work belongs to a licensed master plumber with a permit.
